Electric car charging in a garage parking space

What Spanish law says about installing an electric car charger in your space in a shared garage, the installation options and how much it can cost.

If you have a space in your building's garage and want to charge your car at home, the good news is that the community of owners cannot stop you. Spain's Horizontal Property Law states that installing a charging point for private use in your space only requires notifying the community beforehand. No vote or permission is needed.

The condition is that you pay for the installation and the electricity. The right way is to send a written notice to the president or the property administrator explaining what you will install and where the cable will run, and to start the work after that notice.

There are three common ways to power the charger. First, running a line from your home meter in the building's meter room to your space: the consumption goes on your home bill. Second, installing a new meter just for the charger, with its own contract. Third, if the building already has a shared charging pre-installation, connecting to it.

The first option is the most common because it is the simplest and lets you use your home tariff, especially if you charge at night in off-peak hours. What affects the price most is the distance between the meter room and your space: the more metres of cable and conduit, the higher the cost.

As a guide, a complete installation with a 7.4 kW charger usually costs between 1,000 and 2,500 euros, depending on distance, type of conduit and charger model. You may also need to review your contracted power so the car and the home do not compete.

This type of installation must comply with the specific regulation for vehicle charging (ITC-BT-52) and have its installation certificate, issued by a licensed installation company. Public grants for charging points change with each call, so check which ones are open before starting.
