Guide prices for replacing the consumer unit (fuse box) in a flat in Valencia, what affects the cost and when the wiring also needs renewing.
It is one of the questions we hear most, especially from people living in flats built in the 60s, 70s or 80s. The short answer is that it depends on whether replacing the consumer unit is enough or whether the circuits and wiring also need work. Here are guide ranges so you know what to expect before asking for a quote.
Replacing the unit while keeping the same circuits (new box, main switch, RCD and circuit breakers) usually costs between 250 and 500 euros including materials and labour. This is the typical case when the unit works but is old, has outdated protection or lacks a proper RCD.
If the circuits also need splitting, which is common when a flat has only two or three for the whole home, the price rises to around 500 to 1,200 euros. Current Spanish regulations require separate circuits for lighting, sockets, cooker and oven, washing machine and water heater, and kitchen and bathroom sockets. Splitting them stops the breakers tripping when several appliances run at once.
When the wiring is old, with undersized cables, no earth or joints buried in the walls, replacing only the unit does not solve the problem. Rewiring a 70 to 90 square metre flat usually costs between 3,000 and 7,000 euros, depending on whether new channels are cut, existing conduits are reused or the work is done during a renovation.
What moves the price most is the number of circuits, the state of the conduits (whether new cables can be pulled through the old ones), the brand and range of materials, access to the unit and whether the contracted power needs increasing. If the work extends the installation or raises the power, an electrical installation certificate issued by a licensed installation company will also be required.
Signs your unit needs checking: it has screw-in fuses or porcelain switches, it has no RCD or the test button does not trip it, it gets hot or smells of burning, or the breakers trip whenever the oven and washing machine run together.
